Hope you can help me out and point out weaknesses etc that this might have.

I dove into the Millsboro area and based on what I'm seeing, the rental market seems pretty weak.  

I've heard from a few brokers that the rental market is a bit weak but market forecasts and projections seem to tell a different story.

If you are using a loan, well you are dealing from weakness.

It does seem to be weak online. 

Occupancy looks a little weak with most of the market rate properties in that area operating around 90%.

Small MF has been pretty weak here in my opinion, mostly because it is an area that has expanded out and not up due to population density and geography.

In addition, since many homebuyers choose a contract for deed because their weak credit precludes them from obtaining a conventional mortgage, they are unlikely to qualify for loans to finance repairs.

I don't have it but I know a lot of other wholesalers don't have it either, so they use a hard money lender as proof of funds until they bring there buyer inTerrible way to do things, there is NO guarantee you can close. you are dealing from weakness Just find deals, show them to investors, earn, learn, save, then go on your own
