If the rooms are big enough closets can be added very easy and cheap.  

If you're painting them, run a bead of *good quality* caulk across the joint too.  

If you want to have security that the space you will rent out will be safe and OK, then you should re-compute how much you should be adding to the rent.

Also, ask your broker if the policy provides coverage for theft or if it can be added.

I am selling my first investment property and I am curious what the tax implications are in this scenario.The buyers are attempting to complete $30k worth of work that will pursuantly be added to the purchase price of the property.

Process to calculate failure.As your reading posts, watching podcasts, reading books, etc. you should be adding to the processes above.The more you add to your processes the smaller your failure or miss will be.  .   

Its pretty rural so i'm not sure that would work very well but at the worst we would just be adding another bedroom/bathroom. should we just flip and try to find a new deal or two or should we hold onto this house and try and supplement the mortgage with house-hacking income?  

Asked if someone could take over his lease or be added and sent me a guys application. ( very bad app, just got evicted and left the past rental in bad shape) so I told him guy couldn't move in.

To do so, I need to figure out what kind of metrics I should care about, what kind of amenities are planning to be added, what are the jobs / education trends etc.I appreciate that map and insight, Ryan.
