When I buy a stock, I don't go to the factory or office before buying the stock, so why should I go to a house?

A co-worker was transferred to a factory at a town where our company was the major if not only employer.

Second factor is being neat and tidy on the job.

We'd be happy to continue this model, but the new x-factor is my aging parents will soon no longer be mentally capable of signing legal docs.  

A big chunk of expenses are coming from my mortgage which I would shoot to pay off the loan asap from other sources of income but disregarding that factor, I am curious if that is a worthwhile number on a 3 unit building.

The current owner has revonvated all 4 units HVAC's, a 3 year old roof, and remodeled some 3 of the 4 units.The location is 2 miles from a main interstate, blocks away from the local mall, restaurants, and several large factory employers.The property appears to be well taken care of.  

One other factor is that there is a retaining wall that will need to be replaced in the next 5-7 years.

The other factor is I can stand in my back yard, throw a rock, and hit the house.

I saw that Mercedes was planning on moving their factory from New Jersey to Sandy Springs, GA and was wondering if anyone has thoughts on whether or not that may bring a good opportunity for real estate investors.

A big factor is the horizon on much of my portfolio is 3-6 year exit.
