The upstairs unit is all electric (baseboard heat, electric stove, etc) and the downstairs unit has gas for the stove and furnace and the one hot water heater.

It's just like providing the fridge or stove, if it breaks or quits on the tenant then you have to go out and get them another one.

I looked at the guidelines and they mentioned that broken windows, missing stove, hanging wires are all reasons for it to not be approved.

We did have extra insulation, nicer cabinets and stoves/dishwashers, better floors-always ceramic instead of linoleum etc, solard reflective screens on windows.

I was initially still in the mindset that Detroit might be a little too high risk, but it actually seems the economy there is on the mend, and I think this new revenue stream will certainly help boost it even further.
