I have been encountering a lot of resistance form listing agents who barely even entertain the thought of receiving one of my submissions because of "investors" putting in very high offers.

My experience is that when someone reacts with resistance to an idea in a partnership situation it often has to do with a concern that their needs will not be met.This is fair and it should be addressed.

If the applicant has at least some savings, a co-signer with strong financials, good rental history with good references and good solid employment in a recession-resistant field then that would make me feel comfortable moving them in even even with the bad credit.

That's less than a fraction of seasonal flu.I really wanted to avoid the back and forth on the subject, whether this whole crisis is justified or not, and focus on the impact, but can't resist... especially living in LA, where we have less than 10 fatalities in this mega city, in 3 months and they still closed everything and sent 30% of the residents to unemployment.

If people resist to pay or can't afford to pay, then we offer them the other two options.

Direct mail has to be repetitive over time and I spent my budget on a "golden letters" campaign (on the advise from some dinosaur at my market center whose "mastermind" classes I will never attend again), didn't have budget or writer's cramp resistance to keep up with that over time. 

Money finds the path of least resistance.
