Hey @Kevin GodinhoAnyone telling you to go outside of San Diego to reduce the money you need to put down is incredibly misguided and likely lacks a complete understanding of all the variables involved with an investment decision of this nature.Since you will be living in San Diego regardless of where you invest, any out of state/area duplexes would be non-owner occupied and require 25% down, whereas in San Diego you could purchase it as your primary with as little as 3.5% down.So, a $70k duplex purchased out of area would require $17,500 down.
