I had a rental, own it for 18 years at that point was a failed flip in 1993, so I rehabbed it again in 2010, starting March, with cooperating tenants in place, new siding, new roof and completed by August, signed a contract with a real estate agent end of August 2001, then 09/11 came less than 2 weeks later.

If you have other applicants that are qualified, I would look into them and find the ones who are cooperative, polite, and have a credible story.
