I had a rental, own it for 18 years at that point was a failed flip in 1993, so I rehabbed it again in 2010, starting March, with cooperating tenants in place, new siding, new roof and completed by August, signed a contract with a real estate agent end of August 2001, then 09/11 came less than 2 weeks later.

I am both an agent & investor and I am very familiar with the South Broward market (Miramar, Pines, Cooper City, etc.). 

Determine if the tenant is cooperative and will comply, or not.

I emphasize communication and cooperation over strict enforcement of penal lease clauses.

It may be best to talk with her and work something out to allow her to vacate early but she needs to cooperate in allowing you to show the property to get it re-rented quickly.

The remaining constructive option would've been to provide an incentive for her to cooperate.

If you have other applicants that are qualified, I would look into them and find the ones who are cooperative, polite, and have a credible story.
