Normally, that only applies if you don't take possession of the property, and don't rent it to someone else.Lots of laws here you need to learn, and not easily answered in a generic fashion without knowing the details of your lease or the city/state the property is in.Bottom line, though, if I was you and didn't know all the laws or had the time to learn them, I'd just keep the deposit and tell the tenant they are not entitled to a refund, but they are welcome to sue you and see what the judge says.Then, if they actually sue you, you show up, show the judge the photos, etc.

Other attorneys would be willing to answer generic questions, at least, prior to finding out who she wanted to sue.

Both of you really need bulletproof paperwork that's been properly vetted and originated in your state by someone who knows what they are doing.The generic loan documents I've seen from title companies are often terrible.

You can set it up so they ask and answer specific questions, or you can simply have them answer generically and take a message.

If you are wholesaling a home directly from a seller the pof should not be needed.If you are trying to wholesale REO or through a Realtor/MLS, you will most likely need the pof.If you need one, contact a HML and they will most likely write up a generic one for you.

You asked for tips and tricks so here’s one that probably is going to sound completely crazy and very slumlord-like but I’ll post it anyways .when a tenant in these areas move out they usually leave the place a wreck and it needs carpets cleaned ( I use 68 cent a foot brown office carpeting ) and painted ( I use gladden generic semi gloss speedwall 16$ a can) what I do is go ahead show the property to a prospective tenant anyways and when they arrive I have a bottle of windex out a rag a broom and inform them I’m working on it .
