All subs I hire as needed, along with my trusty handyman that is a licensed HVAC guy that also does all my plumbing installs, wood rot, door replacements, electrical outlets, plumbing, lights, etc.

I am going through what I call "it's just" syndrome on my first property..as in "it's just outlets" and switches and new electrical in the kitchen, removing a ceiling fan (that wasn't boxed in) to just a light which also was on an always hot circuit ie no switch control.  

This could be a winning strategy.Another possible outlet would be an investor looking to get started that you could partner with by owner financing this home for, provided it will rent for a workable number. 

Would also need the existing electrical outlets and garbage disposal switch moved.

The whole house had two prong outlets, multiple areas in the attic and crawl space where rodents had chewed through the wires leaving exposed electrical lines and multiple outlets did not work.

Keeping chickens in the garage, having a home water birth on the carpet, overloading and blowing outlets, just plain dirty and destructive.

What are your thoughts on real estate investing and the potential upcoming recession all media outlets are talking about?

Check every outlet in the property which takes 10 minutes and it will show you if the outlet is good, not grounded, dead or some other problem. 

-over-fused, poorly labelled electrical panel. several ungrounded outlets.
