As I was growing up my Father had a RE company and I learned early on the things that kept people from doing RE a lot of it was family dynamics when RE is nights and weekends in a lot of cases and some families cannot handle those hours.. especially younger families, so even those that wanted to get in the bizz could not because of family pressures and the security of a pay check

But I think a super dynamic industry needs a super dynamic analysis. 

You may be able to use that fact (and the dynamics of divorce) to see if you could get something from the husband or wife. 

If that "more work but no more pay" dynamic weren't in play, we would see a LOT more people using Fannie Mae HomeReady, Mortgage Credit Certificates, et cetera. 

I would start out with Single Family to get some experience of managing properties before you get into the social dynamics of tenants living on top and next to  each other .It's also harder to exit MFH if you decide it's not for you.

We are very eager to think through these possibilities, but we also want to have our eyes wide open to all the dynamics of investing in Louisville that we are unaware of.
