Not easy and if you don't know what you are doing, you could lose a lot of money.Now that I sold those two value deals, I have forced appreciations so dramatically that if I wanted to do so right now, I could refinance and take out all the money I invested in the 4 repositioning deals and the return would be infinite from that point on with literally no money invested.

To answer the above question they broke the garage door by closing the door when a shelf was in the middle of the sensors.

Sometimes counties have additional requirements beyond the state law.There are a couple of books that I have seen recommended here that you might want to get on your shelf.

BRRRR is a great strategy, if done right you have none of your original investment left in the property so your return is infinite.  

They failed me once because the tenant ran cable through a room without securing it against the wall and put a shelf in front of a downstairs window, apparently an access violation even though there is a sliding glass door right next to it, then said they will withhold my rent if tenant doesn't fix it.  

Perhaps its called "infinite return" ?
