I don't know how it is in Texas but here in Baltimore it's much cheaper to own a house than to rent if you can just get in...even with all the reserve funds required if something goes wrong.I don't know how big you family is/number of kids, but you can always consider looking for a single family house that has a basement unit or a basement with a separate entrance that can be reconfigured into a separate unit.

.- Also for 3-4 units if you  have common entrance (meaning that access to at least 2 units is through the same main building door)  you have to have common electric meeter for those common areas that you will be paying for.

The kitchen is a very small room - 10x9 - with the refrigerator and stove currently on the far wall with the clock - that door is the back entrance, the sink and one side cabinet on the left wall, and a relatively small walk-in pantry behind that radiator.

As you said, all HMLs vet deals before approving, so the entrance fee for DHM didnt provide any value for me.
