They can be used to help verify there is not a particular cloud on a title.There is no reason to take a lot of time in this post explaining what they should be used for. 

Well, maybe not you @Max Brunke, since you're an attorney, but for others; you should check the court house deeds of records on the property often during those 6 months to make sure that a bargain and sale deed has not clouded the property.  

Our wish list:Must be cloud based - we don't always have the same laptop with us so we need a 100% web based solution.

Many price changes or a wide difference between original and current asking price usually means that the seller has their head in the clouds about what the property is worth and may be unrealistic in expectations.

I've looked into tenant cloud but haven't made the switch yet.
