The main difference is the criteria for putting the coverage in place, and the ATLA policy normally requires a survey.

I would then call the people and told them I was doing a rental survey and I would give them my informaiton of what I found out.

On all our DST properties, we conduct/review lease audits, environmental reports, insurance audits, building inspections, economic/demographic surveys, and we send someone to conduct onsite inspections.

Cons: $$$ for separate water tap fees, additional firewall requirements, party wall agreement or CC&R's to record, survey costs, zoning review costs. 

Some developers just have a land or basic survey and the lender requires an ALTA level one survey.
