Hey Megan,This happened to one of my rentals a couple of years ago with a fish smell I recommend to do thisOnce you find the affected area, clean it by scrubbing the surface with a mixture of household detergent and water.

What can make it dangerous is when something occurs to cause it to grow outside of it's normal levels.There are swabs for surface mold for testing and air tests for airborne.

I would insist that fee be held in escrow until the closing in case a cloud surfaced on the title which prevented the sale.

Tenant is not allowed to park or drive on any surface other than the driveway (I had a tenant who frequently would drive a bit on the lawn while backing up, which caused damage to the lawn).There's a section about items in the yard, specifying that basically nothing other than operable vehicles and potted plants can be visible from the street unless they're being actively used, moved, or put out for trash pick up for the following day.

On the surface it sounds egregious, however, cleaning can be very expensive.

Overall it sounded like a pretty good deal to me on the surface at least.

This insures a better scratch resistant surface along with getting a textured floor not  a smooth surface.

Then another problem surfaces and they want to stick you with the bill.Assuming that I have that right, my position would be that you fixed the problem that you agreed to and this new issue is a separate problem that was not part of your agreement.When I represent a seller, I have the buyer sign off that repairs were completed. 

The land has two values that are combined for one overall value: surface value and timber value if it were harvested at that time.

Not sure where you are located or where you are buying, but this does not appear to be a good deal on the surface.
