In the meantime we're renting in Alameda--we intend this to be temporary, though the area is pretty ideal for us long-term. 

@Tolulope Adewole Option #1: You can install a temporary door between the two units for 1-2 months just to get the financing you want.

The main restrictions will be max 2 adults per bedroom (maximum 6 adults per booking, I believe), only 1 STR per property, no temporary structures like campers and some kind of permit will be required.

Given that the tenant still has access to another full bathroom and kitchen, I'm skeptical that insurance will cover the costs of temporary housing.

Gatlinburg remains very strong, and you can find a ton of properties listed there.Secondly, however, is that yes Joshua Tree does seem to be a bit oversaturated as much of its demand boost was as a temporary covid market (not all of it, but a lot), and I would imagine some people are trying to get out of that market now. 

For the average homeowner, it's a temporary, minimal property tax cut in exchange for permanent loss of TABOR refunds.

Rates are temporary and you can always refinance in a few years when rates come back down.
