So in my houses, we only supply and would fix a stove but if any other appliances are in the unit (including washers/dryers, refrigerator, etc) it's on the tenant to repair.

Stove, fridge, dishwasher, etc, are all 1:1 per MF unit or SFH. - One advantage of SFH is that you can eliminate inter-tenant issues.
