What challenges did you face, and how did you overcome them?

You can only exchange into the real estate.Another issue you'll have but that can be overcome is timing.

But from the investor side I'll bet that Jay Hinrichs has a pretty outstanding resume to overcome his "meager" balance sheet compared to his investors :)  Repeat after me - due diligence!

But, why not try to find (70c in the $)  bargains every time, so that your "BRRRR strategy" [look it up] will allow you to re-use your initial funds over and over again, overcoming the "eroding leverageability" mentioned by Dave Foster.

The hard part for me is overcoming some of that early inertia/paralysis and finding a way to build a team and look through appropriate properties. 

I've learned that there really is no "right" answer or option/plan...... sometimes I feel like I am drowning in my options and having some many choices paralyzes me to choose one.... that's my hurdle I have to overcome......I just need to pick a plan and move on it.I will freely admit it.....I'm intimidated by all the people on here that know a ton more and own a ton more than me.....but the people are fantastic and I have learned so much with the help of some great people.....

I like the creativity to overcome our high prices.

It's not impossible, but it is a big challenge for the amateur writer to overcome the hurdle of putting themselves in their clients place, and crafting that well tailored letter that provokes a response.At the end of the day, it's all about that response rate so putting those words together to get that is very important.
