Somethings I coulda and shoulda done better, but we live and we learn.One thing that I didn't do so well in 2011 was stay laser focused on my buying criteria.

Car dealerships, fast food establishments, hair care services, ... all these franchise types (and more) have franchise owners who are established in multiple locations, some in multiple states.

Re read my original post...I said ON THAT TRADELINE, not that it would not appear on the public records section.We may be splitting hairs here but, i felt a further comment was warranted.

I do laser focused personal phone calling , emails and direct mail for any targeted property I;m going after. 

But having a single closing agent who is local to the area, knowledgeable, and can work with different lenders has saved me a lot of gray hairs.  

Unfortunately most of the notes in this realm are leftovers from larger trades so they may have more hair on them.

I got the info from assesment department cost $50 and any mods I need after I pay he helps me with, in the same list I have the property tax info, value of house, and outstanding tax info, lol I just answered my own question on finding seller leads, and that is one part of it people with over due taxes are motivated sellers, very nice...Lee L. i really would Try the door knocking but I fractured my foot so that's going to have to wait, but as soon as Im good I'm on that, and I really like my man hair...

I'd rather discuss the four deals I got pending to close.I guess I'm just saying pick your path and stay laser-focused on it and over time the deals just start flowing in.

Some damage needs to be repaired right away, other damage can wait until move-out.Specific to unauthorized pets... look under the kitchen appliances for a build up of pet hair.

Soap scum, dirty appliances, crumbs in the cabinets, window sill crud, ceiling fan dust, hair under the baseboards etc etc. $275 sounds like a reasonable fee to charge for my area and I'm nowhere near the high rent district of LA.
