I’ve never had dinner or coffee or a drink with any of my tenants.

Before you know it, they're buying a brand new car, going on shopping sprees, eating/drinking out a lot, and generally just enjoying the feeling of being so "wealthy" from that new job.

**  I never managed before but I inherited my 1st tenant on Friday after closing.So when I go to find a tenant for the lower unit, my red flags would be: In Person: Condition of the vehicle: Junk pouring out of the car (wrappers, empty drinks, etc), how they dress (wrinkly clothing?)

Not because I like to drink and hang out in bars....I don't.
