Also, travelers who avoided urban destinations in 2020 & 2021 have built up cravings to visit those destination cities, like Boston, again. 

As my wife and I research options for our first short-term vacation rental property, we are looking very closely into local regulations in each of the markets/destinations we are interested in. 

Ideal are vacation destinations or well-located places in big cities, both of which are not cheap.
