Kudos.As absurd as it would be to spend that kind of money for a small ranch in Palo Alto, I can't imagine the OKC buyer will ever see a return on his investment, either.Still, quite amusing and (horrifying)!

It is worth north of $600K today so has returned a little less than $100K per year since it was purchased not including its positive cash flow of ~$1300/month after subtracting for maintenance and cap expense (I am using $600/month for cap expense ($300 per unit/month (units are detached))).Statistics show So Cal and San Fran area have been near the highest return in the nation. 

It is rather amusing to watch people like you repeat other peoples failed arguments. 

As I am not going to give it away or desperate to sell it.But I am using CWS Aria Series Windows, My brothers are running tile throughout the house and rebuilding the two bathroom.  

I have no issue with cc debt as long as I am using the money or other money to offset it.

Some things to consider is all I'm saying, have it figured out well in advance of signing anything.I currently have a property under contract where I am using a very similar strategy to BRRRR, but somewhat of a hybrid.  

@Mario Mendez I am a realtor so am using the MLS to get the contact information for absentee owners who purchased the house 10+ years ago.
