Like. with this house I had an $10k over offer within hours of putting it on the market, people dying to see it in 5 inches of snow (which in MD everyone shuts down when it snows), had a backup offer up within 1-2 days and people calling almost every day to get their offer in/go see the house/or ask about future projects.

Other things that are going to be region specific like things to do with basements, boilers etc.Something else to be aware of in construction this old is that a lot of the wood used is actually measured "as advertised"  If you walk into Home Depot today and buy a 2x4 it doesn't actually measure 2 inches by 4 inches, Much of the older construction used wood that actually was 2 inches by 4 inches so some measurements can be off if you are trying to do work and wonder why things aren't lining up the way you thought they should.

but spending 25 bucks on a permit is tiny compared to the fines they charge you if you are caught.You will need some sort of stud, either wood or steel (check with local codes), 1/2 inch dry wall, sheetrock tape, bucket of mud, 1 inch,  and some bi fold doors.
