It's all a matter of what you want to do.I haven't looked at turnkey numbers recently, but I know home prices have been rising across the board, so I wouldn't be surprised if it's a lot more difficult to find worthwhile properties in the current turnkey market.

I heard it needs to be $1M or more to make it worthwhile. 

I'd say the critical component to securing a worthwhile multi family investment (and any real estate for that matter) is timing.

All that to say, I'm continuing to be patient until I find something I truly think is worth while.

It does not seem like a very worthwhile effort for that small of savings.

Just thinking about how to make it cash flow slightly more might make it more worth while early on. 

How do you do this investing to scale and grow out a worthwhile portfolio along the way. 

Sounds like a business problem in the area that needs to be solved and could be worthwhile. 

Make sure to get involved with a good local realtor to help you put together the most appealing deal, regardless of on market or not, and to successfully find worthwhile pocket listings.
