For example,  I had a bathroom redone, I also had our front iron railing fixed (new feet welded in, cleaned and painted) and resurfaced the cement steps, and some landscaping.

Once I'm done with the forums related to duck hunting, shotgun reloading, MIG welding, heavy equipment work (dozer & skidsteer) and weightlifting; I go to this forum for STRs.I mainly like to share my horror stories...someone overdosing, entering a vacant STR when there is an intruder inside, watching another intruder break in a house live on a security camera, tenants having affairs with other tenants spouses, disconnecting utilities to encourage problem tenants to leave, etc.

I think super clean and location beats staging.As clean as can be, and in an area clsss c renters like to be in, near a major grocery store, near pawn shops, 24/7 fast food, buy here pay here car dealers, rent to own furniture, paycheck cashing, 24/7 Auto Zone, big buffets-chinese or american, or pizza, (((welding schools))).

They're inexpensive like a rubber roof, but the seams get welded so it's very durable like a PVC membrane.

It's the reason why you don't see a ton more vacation rentals on those sites.There are limited exceptions in Vegas, such as condo-hotels, but your plan @Liam Weld would not fall into those.If you wanted to try it, I would look into the idea of doing it with a property that is technically in unincorporated Clark County, as that might possibly work.
