Instead get a no trespass warrant taken out against her to stay off of your property and when she violates the warrant have her arrested.

In this are the market rent and the section 8 rent aren't so different, however, I have found there is a small niche of value:if you have a 3/1 or 3/1.5 as S8 they will pay $700-750 if you have a 3/2 you can get 800if you have a 4/2 you can get up to 950so for a few houses we have bought them as 3/2 and converted them to 4/2 (obviously when possible) and it gets us a much higher rent than the property would normally warrant.

That will give you a good indicator of whether to keep it or not.If it's a good returning property then a refi might be warranted. 

@Michael TootelianThrowing in my 2 Cents - From a lending perspective, it's important to understand if the condos are warrantable or non-warrantable.

We were going to do traditional financing, but the HOA reported that 92% of units are rentals, thus making it a non-warrantable condo, hence our predicament.We have a couple financing options lined up.

These deals warrant two different types of financing and are underwritten differently, as well.

On 7/16/2018 officers visited the home to serve outstanding warrants on drug trafficking charges on the tenant which turned into officers getting a search warrant of the property.
