You don't say how old you are, or how soon you plan on retiring, but some things I can tell you from the "far side" of retirement are:Locales change; what looks like a quaint village today might be a major crossroads in as little as 10 years.

We have been negotiating with the village and have had some success gaining interest with our concept plan.

Also there is a mega transit village being built nearby with a new train station that will connect North Brunswick township with NYC downtown.

I spent New Year's Eve down there last year, in the little village with all the shops, it was pretty freaking cool.

I purchased a 2 unit building in upstate NY in a small village where the Hospital is the major employer.

The area is ok, not trump towers but its not slum village either, close to highway, shop, downtown and even a mall.

Saub-18 or so could be doable.For example, a West village apartment averages for $2,000/foot.
