I don't remember the exact cost when I did it but I remember thinking it was cheaper than expected.I didn't see a comment mentioning that you should just include utilities in the rent and increase it based off that so I'll be that guy.

Many people have asked & proposed to build such a data base.

I want to be able to find potential markets/listings nationally based on the return. 

How do I navigate taxes on this property between the two states, I only plan to have a rental property in Oregon right now, but I will be living in California.I'm also based in California. 

Will they base their calculations solely on the income from the two legal units and disregard the non-conforming basement?
