Last minute they changed the deal to a mortgagee loan and cut the SOW from $65,000 to $40,000.

Refinanced August 2020 into a 15 year loan at 3.375%

The investor either gets a loan or buys the property in cash.

Personally, I'd cash-out refinance into a 30 or 15 year loan.

The law varies greatly between states (and harkens back to the pioneer days).

There are some HOA's that are in such bad shape they wont allow any type of loans and it must be a cash purchase.

Couple is divorcing, husband wants to keep the property; wants ex-wife's name off of property/loan.
