You can do well with either but I prefer a local # because in my area being the "little guy" is more advantageous then trying to be a "BIG SHOT INVESTOR"...just to give you an idea on my reasoning I live in a town that has been protesting Home Depot moving in because "we don't need em here!".

Don't act like the state and put increases in that don't ever fall off.They can't challenge special assessment, but they can certainly protest a 100% increase.
