I obviously understand that the median market homes ($170k here) are always going to be WAY hotter than ultra-luxury homes ($1M+ here), but it's just to been to a higher extent than I would expect.  

It's ultra-competitive here to the point I'm considering looking for buy-and-holds out of state.

At this point after more thought, I will either work my butt off in my current W2 job and try to go ultra-frugal and get #3 done without any or much financing (one more SFH).  

I visited Home Depot and was very impressed with the thickness and toughness of the material. For those of you who have had this installed in your rentals, how has it stood the test of time?

I love the ultra thick option, but the regular ones are suitable as well.

Also going to go ahead and have the property surveyed just to be ultra safe.  

Denver is ultra competitive and has been for a while.

For really difficult problems, we typically attack the issue with Chlorine Dioxide, a non reactive, ultra strong oxidizer.

Everywhere else, aside from maybe the ultra-high end stuff, and you're likely just wasting your time/money.
