The seller and I are working together now to foreclose the house from myself and the partner so the seller can get the deed and title back so they can transfer it to me.

Usually when they transfer from one LLC to another, they aren't finishing the job and are burying something since LLCs often don't do seller's disclosures as well.

the mortgage does not transfer, and you don't "assume" it.

I was told that if you purchase a property using a conventional loan (mortgage in your name), that within a month or so after you purchase the property, you can use a Quick Claim Deed or Warranty Deed to transfer the name on the Deed of the property to your LLC.
