Keep in mind you will also have to deal with the Régie du Logement, which is quite strict on rental increases.From what I've heard, deals in Montreal are rare and if you manage to find one, you better be the fastest man on the planet to make an offer cause they go fast.

I'm not sure what planet Airbnb is on but those supplies are close to impossible to find where I live.

I have pet parrots who are incredibly sensitive to the toxic fumes given off from cooking teflon pans, and am concerned that the ventilation in certain homes may bring my tenants fumes into my own living space.

When every person in the street owns a pitbull (the most gentle of all dogs on the planet, apparently), and the AC units are in cages, I focus my business plan on other neighborhoods. 

Then the tenants complained that there was probably toxic mold in the house and asked that it be inspected while they were away from the home over xmas break.
