I am already starting to see more activity in the market as the interest rates drop, across my listings and also more of my buyers becoming more active, I am sure this will be a domino effect and eventually cause sales volume to increase across the market as a whole both locally and nationally, DOM to decrease, and create a temporary FOMO in the market if rates drop to quickly.

You're right in that it makes no logical sense so my best guess is that it's an emotional thing for them they have to work through.  

It's a great temporary measure to purchase the new property quickly, but you really should be looking to pay off the HELOC fast, like with a mortgage on the new property.

Or you'll end up selling those positions fairly quickly and then negating the temporary advantage of the deferred tax from the 1031. 

Since they are not pets but are needed for medical therapy and emotional therapy dogs.

This is a personal opinion of mine, but I have never been a fan of temporary buydowns.

Especially when so many people hopping on here want to give the exact same emotionally-charged, offended, and "personal" opinion over and over...and over.

The husband is a pretty emotional person, he kept saying that all the memories of his kids are in that house, and he would not be able to sell the place!!
