.: I get what you are trying to do and protect, but this is a very slippery slope to get into....In the veterinary field we see this all the time....upset clients going on social media and trying to destroy vets and clinics..... and a lot of the time post complete bullsh$t and inaccurate accounts of the situation.

My advice is to get a real estate centric job, save and obtain practical real estate experience.

Probably 90% of sub to / seller financed transactions involve purchase price ABOVE what an investor would pay having to obtain new institutional financing or paying cash.  

Right now, if I see a house I like, I'll take down the address and search it on my town's portal to obtain the owner name and address.

The issue is in my market, and most other markets, the property is cash flow negative after the as high as possible LTV Refi t extract the added value.  

Additionally, I’m considering converting a garage into a bedroom.If I want to list these properties on Airbnb, I understand I’ll need to obtain the following:•BTR (Business Tax Receipt)•CU (Certificate of Use)For these, I’ll need to undergo a city inspection.

The 1% rule is still obtainable in several markets here in the southern/middle part of the country.

Are there other ways to obtain a mortgage loan without a current income with a good amount of cash on hand?

I just don;t see the demand.
