Unfortunately, while there are other methods to acquire investment properties, the reality is you need cash and reserves to plan and set up your investment portfolio accordingly. 

One of my grips is that Pace is  getting groupies all excited and is making a method that could be used Respectfully in the right situation look bad for promoting it heavily among noobs.  

We all work really hard to obtain assets, and I don't about you, but structuring your investments now can pay off in the end.

There needs to be some structuring, for sure.

But structural issues can kill you.

I think this is a solid method for building a portfolio and wealth.
