RE investors should strive to purchase below retail and not pay above retail.Be cautious. 

They have more incentive to optimize rents that the <5 unit RE which should strive to minimize vacancies.Now the bad, your maintenance/cap expense is too low. 

Overthinking can lead to in-action, but resolving to get facts and act on them is what you should strive for.

I always strive to be as close to turnkey as I can for my investor clients - charging little to nothing for it.

When I got older and started seeing people with even more severe disabilities limited to minimal work and life experiences (like needing a care taker and the biggest "position" they can strive for is cleaning tables at the local mall) I quickly realized how lucky I still am.
