hi everyone, i to am very new to real estate but am trying to educate myself as well.i am 25 and have a small business striping roads and doing decorative concrete.

I don't have Stripe and am wondering if it's unusual to ask the tenant to pay upfront via Vemno or Zelle? 

They come in various stripes and colors - some very broad in topic, some extremely specific. 

Stripe seems like a much more accepted and legit transfer platform.

Resurfacing and striping a shared parking area is expensive.

To come up with value you need all the costs of set up, ongoing, and perhaps any asphalt/striping/fencing.

Below are some items to look for:Below market rents - Call around and/or use rentometer.com to determine market rents compared to subject property.Maintenance - Landscaping and trees not maintained, dirty facade, parking lost striping faded, doors/shutters/railings faded or poor paint, siding moldy, lighting outMarketing - If you can't find the property marketed anywhere (zillow, hotpads, craigslist, apartmentfinder, etc.), it's not being marketed properly.

Either work out the parking together or post a NO trespass on you part of parking area that's being trespassed,, paint with yellow stripe or something, and then tow the car that's there.Parking is at premium in a lot of areas so for him to take possession of your land use isn't something I'd let continue.
