From there, you will sewer tie-ins, so you need to make sure infrastructure under street can handle the density you want to put in.

I can't make the case for C-D assets in Cleveland, though.Some family friends of ours paid $18,000 for a property across the street from Washington Park in Denver a couple of generations ago.

We walked the apartment and found some gaps behind the bath vanity (that may have bringing dampness from crawlspace). 

Basically, the money used in this type of financing comes from "Wall Street".

I made the layout more user friendly, added a whole wall of closets in the main bedroom, totally gutted kitchen and bath.

We had an investment group willing to come in and zero-lot line a dilapidated apartment complex in Corvallis and give the tenants the opportunity to buy to help solve our affordability crisis here, but nonetheless, the city forced their hand by needing a half-street development after changing zoning that killed the deal.

You really do never know who is living next door...or driving down the street after having a fight with their wife, or....well you get the point.
