Hi @Khaled El DorryBundling multiple properties for a 1031 exchange can absolutely streamline your path to bigger deals, and it sounds like you’re in a prime spot to make the jump.

Its a hard explanation on this part of the industry however I have decided to stay away from real estate and continue my path investing in the SMP500.

It does work, many people have retired from this method, but it takes 40+ years and its main stream and, in my opinion, what I think is the easy path.

Neither path was completely hands-off, but the returns turned out higher than we initially expected (despite all the lumps and bumps along the way).As for Lakeland, I think @Andrew Haley's observations about mobile homes are spot on.

I own a property management company and am looking to get into the investment game too and to meet people on a similar path.

Anyway thinking for a bit we will continue on this path and look for more old houses but, of course, the price has to be right vs the amount of work that has to be done. 

Your path will likely get you to where you desire, it will just take a little time. 

I’m all ears for any guidance, recommended reads, or war stories from those who’ve been down this path.

Whichever path you choose (likely one between those two) will be hard.

Going down the path of house hacking would be the advice that I would give anyone in your position.
