Within minutes of uploading entire disclosure packet, it automatically detects various type of documents (home inspection, TDS, solar, roof, pest etc.) and creates an insightful report of safety risks, costly repairs.

While this works, it’s not always a true “turnkey” setup.In other cases, the entire process—acquisition, renovation, and management—is handled under one roof.

It’s older (usually 20-40 years), often don’t have tile roofs or stucco siding and if you ever want to sell, you’re selling to investors as very few are house hacks. 

Water leaks, problems under the trailer ie insulation falling, a tub cracking, a new roof, frozen/cracked pipes (usually in January- and plumbing companies simply will not respond to mobile homes), rotting siding, bad exterior doors etc. 

A steep drop in rent just attracts scammers imo.

Took soffits down (whoever invented soffits should be shot if not dead), new flooring, new paint, new roof (thanks hailstorm), refinished the deck.

I can fix almost anything and have experience with electrical, plumbing, flooring, roofing, siding, drywall, etc.  

For older properties, expect a higher CapEx due to potential issues with major systems like roofing or plumbing.

If you are doing multiple renters to one shared roof, then do yourself, your investing dreams, and your renters a MASSIVE FAVOR by learning & implementing coliving property management. 

I got a very good price on the building (about $25k per door), but it was a ton of work as in addition to tenant issues, there was TONS of physical distress (foundation repairs, sewer line and water line repairs, electrical upgrades, new roof, and apartment renovations needed for all units).
