@Kyle Gregg Here's my best spin on this bad situation. 

The PM side of the business is a huge focus for me and a very sustainable long term business that can have other spin off businesses.

The trick is to find someone in that top 20%.And yes, the low barriers to entry (for realtors) don't help, nor do the high emotions and large sums of money involved with a home purchase - it can be a perfect storm.That being said, to put a positive spin on your post...I think it is very important for those of us with real estate licenses to understand your perception, and realize that it is likely to be shared by a large subset of the population. 

The world kept spinning, I didn't lose my shirt, and I drove on home with the strange, anti-climactic feeling of 'did that really just happen?'

I look at the ease of re-keying (takes about 10 seconds to re-key one lock) and that has far outweighed the issues I've had which one was my fault and the other was that the lock would just spin and not lock/unlock.

Real estate can make your head spin when your starting out.

Honestly I think these tax protest things are nothing more than spinning your wheels.

There is so much information/tools on this website that my head is spinning a bit. ;)   Jacob, I'll see you in June!  

Now, hope this at least helps to get me out of the dog house, you'll need to go much deeper  in  learning this industry than what the gurus spin.
