I did my usual response asking if they have been to the area before, bringing a dog etc. with no response.

A licensed agent can do all the things a wholesaler can do, and is a proven business model where the same hustle that any successful wholesaler brings to the table can be rewarded 10-fold more, with little in the way of legal obstacles.

Although as @Drew Sygit asks, what have those PMs that pledged to do it better now learned that may bring them back into line with main stream service providers? 

Apparently some pretty sketchy people from that building are hanging out in front of mine which is scaring potential tenants away when our property manager brings them around.

I think the difference is that Jonathon is doing land deals all the time still & that really shows in what he brings to the table.

Bring business cards that at least have your name, address, phone, and email. 

Did you bring debt or 100% equity to acquire these? 

Maybe getting a referral from people who are respectful of the property will bring you a better quality tenant?
