@Cosmo DePintoYou've received several responses and pieces of advice, but no one has directly answered your question (until now):-Has anyone had an any recent success using BRRRR in Huntsville? 

As the property manager, it concerns me that the software does not allow me to select message timing and verify content of communications that are sent directly to MY tenants.  

Travel isn't easy or direct for me to anywhere- though the excuse to visit somewhere warm is always tempting during the winter!!

Information like: Do you want to manage the property yourself, or do you want to pay a property management company to do that for you, is important to know because it will start to narrow your options.If you want to be more of an active investor, finding the deal yourself direct from a seller, doing some of the work yourself to fix it up, and then representing yourself to sell it on your own is probably the most active you can be and will give you the highest return in the shortest amount of time.

I'm not completely foreign to the construction process as I grew up around a family that was involved in home building, but due to living in another state I can't really lean on them for the direct, hands-on guidance. 

, 2) it manages the properties directly so there are many hands in the cookie jar, and 3) how/when/impact if "they" decide to liquidate properties and what would be the exact impact to me?

I imagine there is not much of a relationship with the turnkey service after the sale and I would deal with the PM and Loan company directly.
