i'm very much interested in multi's. as of yet i've not found a good deal. some have come close on paper, but are too close for comfort when it comes to trying the numbers out in the real world.i happened to run a SFH through an analyzer earlier, though, and it is screaming potential. 29.49% cash on cash return, 11.95% annual cap rate, and ~$245 in monthly cashflow. assuming it's not too good to be true, what are your thoughts on me following a deal that looks like a great deal even if it's not strictly in my ideal criteria?

So for some constructive feedback here Is mine1. the letters are all canned someone on BP or some other place has written stock letters and wholesalers not really having any original material they just copy what they read from others.. so all these letters basically say exact same thing and scream of form letter from newbie.2.

I'd think of it as finding 10 agents where 1 in 10 might be great, you just can't know which one until you look back in a year.Additionally, investors are really hard on agents because they don't know what they want except they want a screaming deal.
