Began scanning MLS everyday to find a deal (I am my own realtor and this is my first transaction).January 2024 – After searching deals daily, I saw a property listed that day for 219,500 two blocks from my parents home and promptly made an offer that day for 222,222.Listing realtor kept the bidding open for a week and asked for a counter based on competing bids (in hindsight I don't think there were actually other bids).

I have scanned through about 1/4 of the sales in our county for the last 3 years, arranged by seller name, looking for a person or company who has made multiple sales, but so far, the couple flippers I have found doing that haven't responded to me.

I listed it on Zillow for rent with pics and had someone take it the next day.

It has a lot of good free pics that you can use.. 

- upping your max # of guests somehow- "no cleaning fee" & upping the nightly rate accordingly CAN be a big driver of bookings in some markets- having your listing/pics done professionally (by someone who specializes in STRs)- a great outdoor area- if you wanna spend $, i'm seeing lots of people adding pickle ball courts & more stuff to do outside like that - having a car there that they can rent on turo for cheaper than the rental cars from the airport

Now someone has hijacked my ad, is using the same pics and description but with a different phone number and email address.One potential tenant called and told me about it, after she looked at the ad yesterday she noticed the price change this morning.

Some of them are pretty convincing, others are obviously fake like using generic font for the signature like you’d see in a docusign sig, birthday or other info is wrong, edges are blurry, photo is of a different person than the owners social media profile pic, etc.

I have had excellent luck with your local NextDoor neighbor marketplace and on FB Marketplace- better luck on Next door (www.nextdoor.com)- it's free to sign up and you can copy/paste from one site to the other and just add pics to each that you have taken and saved.

I have been scanning for a couple months and haven't seen much.

I am using the latest software to manage my business, including Houzz Pro and Hover, both providing imaging technology to scan and measure homes while providing 3-D modeling technology accurately.
