I'd hate to ruin a longtime friendship over this but things are not looking up and now I'm beginning to feel that if I did it the way I wanted to in the first place, this would've worked out and I would've been in financially ready to get a deal in Orlando by this time.

If you are ok with paying that outside of your monthly income and take that as an expense, then that can ruin your cash flow.

In my experience, investing out of state in a single family or small multifamily is fraught with risk:1) You won't be an expert in the area (unless you've lived there)2) You have serious tenant risk (1 bad tenant can ruin years of returns)3) Good quality, small asset property managers are tough to come by

@Jeff DufordNo most tenants can barely dress themselves .I’ve toured some apartments before where the tenant not only dId a terrIble sloppy job but ruined laminate floor because they wouldn’t use the drop cloth and the paint got down in the flooring textured pattern on the planks .

It cost me $100/month from April to Oct or Nov, and several hundred between Spring and Fall cleanup, so for about $1,200/year, the property has the well manicured look as the rest of the neighborhood, and now have no more neighbors mumbling that absentee landlord ruining the neighborhood.
