The lease would need to be a year long lease, most likely, if you need to go that route.

Focus on finding a good deal first, then how you will finance that particular situation.If you have enough to buy another duplex and house hack it you may be better off just going that route.

Like you said, not much of a plan.If I could make the financial goal work with one or two properties I'd go that route, so it's not really about the number of properties.

@Jared Basker, your best route is probably to sell your current home to your parents at FMV.

Eugene sounds like a great option with the university draw, and Portland has some solid opportunities too especially if you're leanign towards the MTR/STR route.
