VOOG and strategically purchased real estate would get you there the fastest, while the munis and treasuries would smooth out the ride.

I swoop in and buy it for a discount, do my thing to make it more appealing, and ride it hard.

We've bought and sold many homes and it can be a rough and scary ride when you are first starting out.   

They just keep expanding those park with better rides.
