I know as the Lender, I always have the option to modify things but the NoD helps set the stage if the borrower doesn't act or respond in a way I feel is beneficial to getting the project across the finish line and me my capital back.     

I have responded to then usually with something to the effect of “please complete the prequalification application and then we can schedule a viewing.”

I just wanted to give a quick thank you to all that have responded. 

Have never worked with them, but they respond professionally to everything posted about them here on BP and don't hide from it.

Did a responder DM you first before you reached out to them, and did the DM have a pitch (see number two)?

We were told the offer was shared with the seller, one refused, the others never responded back.All offers we make clear that the lease is only until closing which we anticipate taking 9-10 months.
